The maxim has been: If home building construction is down, commercial construction should offset the decline, and to some degree, that has been true. Keldon Bauer's Construction Report 1998 (page 48) shows construction employment and payroll have remained fairly strong despite the decline in building permits. But if marketing is the key to success, how does a contractor, increasingly feeling the pinch, effectively market? One of the first steps to effectiveness is the realization that marketing is not the same as advertising. Marketing is any activity that connects your business to the cash register. Contractors do much of their promotion in building an image, a reputation and solidly, consistently maintaining that image.

Sub contractors have two main customers, the general contractors who accept their bids, and the direct customer who is acting as hisher own general contractor. It is generally assumed that the lowest bid gets the job. This is true in many bid situations. But most general contractors have negotiated projects where price is not necessarily the most important, or certainly not the only factor. Reliability, consistency, thoroughness, knowledge and professionalism are the factors general contractors cite as most important when considering a subcontractor.

Increasing the awareness of these factors, then, would increase marketing effectiveness. But, these are pretty vague characteristics to a person who makes a living building houses or selling carpet. And what about if you're a fairly new contractor? How do you go about selling yourself to those who make the decisions? General contractors interviewed say they like to hire the people they know can perform. and Ellis and Salt Lake City, have started REMAX Commercial Division. The REMAX office is at 720 S.
